Our fee covers all the administration involved in getting tenants into your property.
If the agents haven’t done this already, using an independent tenant assessment agency we check ccjs, credit score, previous landlord history, bank details and employment references. In addition we obtain a copy of their passport and proof of address.
Our standard tenancy agreement is an Assured Shorthold Tenancy. We work closely with Gibson Young Solicitors ensuring our tenancies and clauses added for special circumstances are correct.
We arrange statutory requirements such as the Energy Performance Certificates and Gas Safety Certificates as well as inventories, professional cleaning and pre tenancy maintenance (managed clients only).
A six week deposit is collected prior to the tenant moving into the property. The deposit is transferred into the Deposit Protection Service for the duration of the tenancy.
We collect this on your behalf and forward the net rent to you each month accompanied by a detailed statement of account.
Mid Tenancy Check up
We will visit your property during the tenancy and provide you with a detailed condition report.

Using qualified tried and tested tradesman – we are focused on keeping the maintenance costs down, therefore we only send specialist tradesmen when absolutely necessary.
Maintenance and Refurbs
As well as reactive repair work we can also arrange decorating and general building work, including new bathrooms, kitchens and full refurbishments.
We can organise the furnishing of your whole property ready for renting or we can simply arrange for new items of furniture as and when they are required.
Gas Safety Certificate
We schedule and arrange this important annual check on your behalf.
Secure Key Holding
All keys are stored in a secure key facility. They are all number coded so there is no direct trace to your property.
